The maintenance technician performs various routine maintenance, repair, construction, and cleaning duties for assigned properties including: building interiors, apartments, office and exterior grounds. The Maintenance Technician Essential Position Functions Complete assigned work orders within the time allowed, using the priority codes, consisting of but not limited to repairing leaks and clogged drains & toilets, interior/exterior improvements and janitorial work. Personal tool box consisting of basic tools - flashlight, hammer, multiple screwdrivers, pliers, wrenches, tape measure, wire cutters, razor knife, plumbers tape and electrical tape - is required for each work day. Work from maintenance work orders, established schedules, prescribed procedures, written or verbal instructions. Check preventive maintenance schedule and perform preventive maintenance as indicated for routine work. Maintenance technician will carry a beeper during normal working hours and may be called in for emergency calls after normal working hours. A Maintenance Technician will be required to be on call in rotation with other employees. Respond to and address all emergency calls after normal working hours while carrying beeper. Perform other similar duties as assigned or instructed. The Maintenance Technician Qualifications High school diploma or equivalent experience and at least 2 years experience in a related field. Knowledge of basic arithmetic; basic use of power tools, basic electrical and plumbing, ability to understand blueprints and written and verbal instructions. The maintenance technician must be skilled in sheet rock installation and repairs, painting, general construction, general carpentry, plumbing and electrical work. Ability to do physical lifting or moving of equipment or furniture. May be exposed to dirt, paint, noise, heat & cold and other objectionable material and elements. Possess a valid Massachusetts motor vehicle operator\'s license, acceptable driving record, and willingness to use personal transportation in the course of performing duties. Schedule may need to include nights or weekends as required for emergencies or special projects.
